The Government published its “Renters’ Rights Act Information Sheet 2026” (Information Sheet) on Friday 20th March. This document is now available to download from the Government’s website and provide to your tenants:
The Renters’ Rights Act Information Sheet 2026 - GOV.UK
Under the Renters Rights Act 2025 (RRA), landlords must give the Information Sheet to their tenants by 31st May 2026. Failure to do so can lead to a fine of up to £7,000.
Providing your tenants with this document is one of the steps that landlords need to take to comply with the RRA . Please refer to our article: “The Renters’ Rights Act 2025 is here – What do you need to do?” for further information on the action to take to make sure you and your tenancies are ready for the main changes coming into force on 1st May 2026. What is the Information Sheet?
This is a document published by the Government (the Ministry of Housing, Communities and Local Government (MHCLG)) further to the RRA. It is a document for tenants and advises them how the RRA impacts on their tenancy.
Who do I need to provide the Information Sheet to?
As Managing Trustees you need to give the Information Sheet to tenants living in residential property that you manage under an assured or assured shorthold tenancy (e.g. AST) created before 1st May 2026. The Information Sheet must be provided to every named tenant e.g. every individual tenant named in the tenancy agreement.
You do not need to give the Information Sheet to Ministers or common law tenants e.g. where you have a tenancy with a company or organisation. If you are unsure whether the RRA applies to your local or circuit arrangements, please contact TMCP.
How do I give the Information Sheet to our tenants?
You must either print out the Information Sheet as it appears on the Government’s website and hand it to your tenants or post it to them OR send the PDF to them electronically as an attachment e.g. you could attach the PDF to an email.
Please note that you must not change the Information Sheet in any way. You must print out or attach the exact PDF found on the Government’s website. You can use the above link to access the Government’s website.
Can I email the link to our tenants?
No. If you want to provide the Information Sheet electronically, you MUST send the PDF as an attachment. You cannot send a link.
Do I have to update our tenancy agreement?
No. The Information Sheet tells the tenant how the RRA impacts on their tenancy including which parts of their existing tenancy agreement are no longer valid. There is no requirement to update the tenancy agreement.
However, please refer to the guidance at step 1 of the next steps for Methodist Managing Trustees in our article: “The Renters’ Rights Act 2025 is here – What do you need to do?” for further information on tenancy agreements and checking whether you need to take any action now to update these.
If it is possible that you will need the property to house a Minister in the future and you did not serve a Ground 5 Notice on your tenants when the tenancy was entered into, please speak to your agents about whether you should serve this notice at the same time as the Information Sheet to protect your position. (The full position as to whether landlords who later seek to rely on Ground 5 need to do this is currently unclear from the Government’s guidance and legislation.) What do we do if we have a tenant living in one of our properties but there is no written tenancy agreement?
You cannot serve the Information Sheet on a tenant who does not have a written tenancy agreement. In this case you would need to provide additional written information setting out key prescribed terms. Please contact TMCP for urgent guidance on the steps to be taken.
