The Government has published accessible versions of the Renters’ Rights Act Information Sheet 2026 - the official government drafted information sheet that must be provided to all existing residential tenants by 31st May 2026. Please bear in mind that you must still serve the official PDF alongside any accessible version.

To make it easier for all tenants to fully understand the implication of the changes in legislation, the Government have now released alternative accessible formats. The accessible versions include:

There will also be an Easy Read version available soon. Easy Read documents usually combine short, jargon-free sentences with simple, clear images to help explain the content.

It is an important requirement that, even where the accessible version is sent to the tenants, that you also provide the official PDF version.

A recap of the core responsibilities Managing Trustees must be aware of:

  • Under the Renters’ Rights Act (RRA), landlords must provide the official Government Information Sheet to all relevant existing tenants by 31 May 2026.
  • You must give tenants the exact PDF published on the Government website by printing and handing or posting it to them or sending it electronically as a PDF attachment. (You cannot send a link instead of the PDF, and you must not alter the document in any way)
  • Providing the information sheet is a legal requirement, and failure to comply can result in a fine of up to £7,000.

  • TMCP has prepared a specific template Assured Periodic Tenancy (APT) for Managing Trustees to use. Please contact TMCP for a copy.
  • Updated template clauses for residential tenancies are now live on the TMCP website and include the written information that must be provided to tenants under the new legislation.
